The Location
The site of the project lies on the north western
side of Iraklion Bay in Crete, along an 1.000 m.
beachfront with panoramic views. The site is
accessed from the Iraklion-Hania coastal motorway
(E90), which is about 1.200 m. away. The distance
to the town of Iraclion is 16 km. Driving time to
Iraclion international airport is 25 minutes, 20
minutes to the city, 45 minutes to Rethymno and 75
minutes to Hania.

The Project
Theseus Beach Village is a self-contained
development of international standard market by
high quality construction. It comprises housing
units that vary in terms of size and design, to
cater for holidaymakers as well as permanent
residents.
The units are grouped together in neighbourhoods,
each with its distinct architectural style which
blends with the natural environment, ensures the
privacy of its residents and promises panoramic
sea views.
In addition to the private properties, the project
includes common green areas and small commercial
centre, as well as security, maintenance and
management services for the benefit of its
residents.

The Landscaped Area
The area west of Iraclion is marked by steep
slopes stretching down to the beach. The
developers engaged landscape architects who
produced plans to upgrade the project's
environment. These plans include:
1. creating 80.000 s.m of green areas.
2. transplanting 2.000 trees within the
development and along its boundaries. Including a
variety of indigenous trees, such as palm, carob,
fruit trees and even Venetian olive trees over 100
years old. While the site's total area is 165.000
s.m actual construction will cover only 40.00 s.m
i.e 25%. The remainder will be reserved for
private and common green areas, roads, sidewalks,
etc.

3. creating water features, paths, bridges and
gazebos complete with appropriate lighting.
4. a tertiary sewage treatment plant for recycling
wastewater for the purpose of irrigating the
common green areas.
5. special development of the 200 m. beachfront
pertaining to the site.
6. underground utility lines and custom-designed
street lighting.
7. a children's playground, resting areas and
sports grounds in specially designed areas. Sports
facilities include two basketball courts, a tennis
court, a foot-sal court, a jogging track, etc.
8. two common use swimming pools with an area of
approximately 300-400 s.m each, and a pool area
with grill bar, car park, etc.
9. a small shopping centre with a mini-market, a
doctors office, a tavern, etc. for the convenience
of the residents. |

The Neighbourhoods and Housing Units
The development is divided into several
neighbourhoods, bearing the names of the heroes of
the Theseus legend.
Aegeas-the father, Ethra-the
mother, Ariadne-the first love,
Antiope-the first wife,
Hipolytus-the son and Phaedra-the
second wife.
Neighbourhoods comprise detached, semi-detached
and terraced housing units at various ground
levels. Every home will offer magnificent
panoramic sea views across Iraclion Bay and the
town. Each unit will have wide spans, balconies,
private gardens, storage rooms, multi-purpose/gym
rooms, etc.

For aesthetic variety, the units are not
identical. Two, three and four bedroom units are
available in two-storey buildings with basement.
The roofs are either flat or domed, while some
units have an atrium. Multi-storey units will have
a private elevator. Every unit has its private
parking space, large private and common gardens,
while many enjoy the use of a private heated
outdoor pool. The larger homes will have areas
designed for sauna, jacuzzi, en-suite bathroom,
fireplace, a multi-purpose/gym room, large
wardrobes and a twin car park. |

Fittings and Appliances
Upon request, the developer can provide all kinds
of kitchen fittings and appliances, including
microwave oven, electric oven, dishwasher, washing
machine, fridge, wine fridge, outside barbecue,
etc. Each unit has central air-conditioning (hot
and cold) a garage and a car port, a heated pool,
private garden, an open fireplace, guest studio,
store-room etc.

Prices & Financing Facilities
The prices will vary from ?175.000 till ?715.000
and every house is offered with financing
facilities with repayment over a maximum 20 years,
following a required initial down payment of 20%
of the total sale price. Loans at the competitive
rates can be granted in any currency. The specific
terms and conditions are set by the financing
bank.
